What do these 3 Realtors have in common?
When three realtors in Canada recently stunned me with the results they got with video, I listen, and so should you.
- I know a realtor in Canada, who sold almost a $1 million home. He never met the couple in person, and they never saw the property in person before buying!
- The second realtor is generating a half million gross commissions, working with buyers he never met yet, selling properties he hasn’t been in.
- The third agent gets 80% of listings before he shows up at the property or meets the Sellers.
Maybe you think video is too hard, expensive, and complicated. Once upon a time that was true, but that time is drastically changing.
How do you REALLY do it? By creating video, but not just any video…immediate, intimate, impactful video that focuses home buyers and sellers on you
Video makes people feel like they know the person they are watching — even if they don’t — especially if the person in the video is “talking with them” and inviting them to watch and comment.
Do Video and Get The Trifecta of “Know Like Trust You”…Before You Meet!
When my videos touch people searching for real estate online, it’s almost like they’ve known me forever, like I’m their best friend. That’s one of the most powerful things of video, it creates a relationship with someone I’ve never met before.
Today with iPhones, iPads, and Webcams, you know how easy it is to create videos Just look how many are on Facebook and Instagram, and even the new streaming service Periscope, where a friend of mine reaches 1000 people simply by tapping on his iPhone and talking to the camera.
He doesn’t pay for the service, and anyone can do it in 5 minutes. That’s the new world of video and one that is passing you by as you read this, likely because you run into two fears:
- Fear of being in front of a camera; we all have that and with practice, you can find your own style and do this in less than 30 minutes.
- Fear of technology; forget that fear, today that is an excuse. You don’t need a book to shoot a video with your iPhone, you just point and tap. I help realtors do this all the time, and they are continually comment on how easy it truly is to shoot video today.
Now to do that with your real estate business involves more than just video, you want those videos to be referred by people in your area to home buyers and sellers.
Mobile Video Marketing is Changing the Real Estate Game
Mobile video is about using your videos to generate inquiries while helping people with advice, guidance, and of course listings.
Mobile Video real estate marketing builds relationships through social media, email lead generation, and phone calls. Today everyone is on mobile, mostly smartphones where it’s easier to talk, than to type in questions.
The best part is, they call you…that’s why it’s called Mobile!
Here’s a few ways smart agents are using Mobile Video today:
- Delivering a helping hand with local knowledge of the market, which delivers the true value of an agent – their unique perspective of the area, properties, and opportunities. But think of it as a discussion, not a sales pitch, so it is shared with many others.
- Answering the common questions, the top 10 every agent gets asked in an area. Then at the end of the video, invite people to ask more questions. Answer those in the next video, along with a thank you to the person suggesting it, and again…it’s shared. More people see it, because video is one of the things they love to do online.
- Pinpointing the delay points of pain in the real estate process and helping people solve them. By giving general advice on a standard practice, the video delivers practical and again, helpful information.
- By helping people, they remember you. They invite more to visit your videos and more importantly, think of you when it comes to real estate.
Drive them to a page to ask a question or call you and there it is…Mobile Video Real Estate Marketing.
You create an inbound request for your services by helping and providing answers, not by pitching houses. Get genuine, real, just like you are meeting them in person because for many people, video is the next best thing to meeting you. More often if it is the step they take BEFORE meeting you, so if you aren’t doing video, it’s like you don’t exist online.
This is where you get them to know, like, and trust you. Instead of exploring the why people work with you, turn your videos into how I can serve you.
Like the 3 Canadian realtors, you can do this without even meeting them in person, though most of us use it to set up those meetings and make them special.
It’s your choice, but the choice to do or not to video is really not a choice. The NAR in 2011 found that 73% of home buyers started the process with video.
Mobile Video is the new real estate game; just like you have to show up to sell a house, you show up to do video that builds lasting value for you, prospective home buyers and sellers, and your community.
